Post subject: re-establishing credit

Hello,
I am new to this site, but I noticed how many people have questions about their credit. I am a mortgage loan officer and I hate to turn down a customer! So instead of turning them down, I tell them what they need to do to improve their credit score to qualify them for no money down on a house. Each year I am required to take an 8 hour class to keep my license, and last year my 8 hour class was all on credit and repairing credit. [Edited by Board Monitor]

First and foremost…did you know that your credit rating is only based on your past 6 months activity? So….if you have a collection that you owe on and hasn’t reported in the last 6 months…DON’T PAY IT OFF! Why? Because if you pay it off, it will make it active again and then your rating will be affected by it because it was a collection. Next, have you had a bankruptcy in the past 7 years? Are you aware that the creditors in the bk do not report this to the credit agency? What you need to do after a bk, is make 3 copies of your bankruptcy papers..only schedule d-g, 3 copies of your discharge paper, and a letter stating you were recently denied credit and would like to have your credit updated, on this letter you must state your name, address, ssn, bk case number, and say to please contact me when the credit has been completed. Then mail these out to all 3 credit bureas…Equifax, Experian, and Transunion. I will reply with the addresses after this post. Certify mailing is the best, cuz then they have to sign for it..and by law they have up to 30 days to update! However regular mailing is okay too! You will receive a letter back from all 3 credit bureaus advising you of the update or any additional information they may need. This works wonders and I have seen scores go up 70-100 pts everytime. Also after a bk, it is best to get a unsecured credit card, kind of like a savings card…u won’t be able to charge on it, but this will show re-established credit and boost your scores tremendously. This method also works if you have anything you recently paid off…credit cards, judgements, liens, collections. [Edited by Board Monitor]
